The Intent of this Invitation for Bid (IFB) is for the County of Loudoun, Virginia (County) to obtain the services of a qualified General Contractor to construct the Union Street School (the “Project”). This Project is for the structural reinforcement and building rehabilitation of the 4,800 square foot building in Leesburg, Virginia for public museum use. This Project includes two (2) additions. The Project will rehabilitate the original building, an 1880's two (2)-story structure with basement and crawl space, in accordance with the Department of Interior’s Standards for Historic Preservation. The Project includes site improvements, a new egress stair, a new elevator, and new toilet rooms. The Project includes full building system improvements such as insulation, a new full mechanical system, new electrical system, new plumbing system, new fire protection system, and full Americans with Disability Act (ADA) accessibility conformance. The Project includes new framing, masonry, siding, roofing, doors, windows, storm windows as well as the renovation of existing siding, flooring, and doors. Interior plasterwork will be restored, and original stone foundation will be repointed.
The estimated construction cost for the Union Street School is $4,400,000.

A pre-bid conference will be held virtually using Microsoft Teams on March 25, 2024, at 12:00 p.m. for clarification of any questions on the plans and specifications.
