U.S. GOVERNMENT



General Services Administration (GSA) seeks to lease the following space:



State: Virginia



City: Northern Virginia



Delineated Area:




  • North: Harry Byrd Highway/Leesburg Pike (Route 7);

  • West: Head south at the Intersection of Harry Byrd Highway (Route 7) and Belmont Ridge Rd (SR-659) until reaching Arcola Mills Dr (SR-621); head southeast on Arcola Mills Rd (SR-621 until reaching Stone Springs Blvd (SR-659); head south on Stone Springs Blvd until reaching John Mosby Highway (Route 50); head east on John Mosby Highway (Route 50) until reaching Gum Spring Rd (SR-659); head south on Gum Spring Rd (SR-659) until reaching Sudley Rd (SR-234); head southeast on Sudley Rd (SR-234) until reaching Featherbed Ln then head southwest on Featherbed Ln/Groveton Rd until reaching Balls Ford Rd (SR-621);

  • South: Head east on Balls Ford Rd (SR-621) until merging to Interstate 66; follow Interstate 66 northeast until reaching Stringfellow Rd;

Additional Requirements:




  • Offered property must have two drive-in bays, or the ability to retrofit property to have two drive-in bays.

  • Offered property must have a minimum of one loading dock.

  • Offered property must have a minimum column spacing of 30’ by 30’ on center.

  • Warehouse space must provide a minimum of 18-foot clear ceiling height.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).



Expressions of Interest must be received in writing no later than April 11, 2023, by 5:00 PM Eastern Time, and should include the following information at a minimum:




  • Building name, age, and address;

  • Location of space in the building and date of availability;

  • ABOA and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell, or built-out, and if so for whom);

  • Date the building will be ready to begin constructing tenant improvements;

  • Scaled floor plans (as-built) identifying offered space;

  • Estimated rental rate per ABOA and rentable square foot, fully serviced and inclusive of a tenant improvement allowances (TIA) of $9.8260/ABOA SF (warehouse) and $63.869/ABOA SF (office), and $12.00/ABOA SF of Building Specific Amortized Capital (BSAC);

  • A description of additional tenant concessions offered, if any;

  • Information on building ownership; and

  • Name, address, telephone number, and email address of authorized contact.



Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
